  • Are you buying my home or just listing it on the MLS?

  • Are the offers that you give homeowners fair?

    Many of the houses we purchase are below market value, which allows us to resell it at a profit to another homeowner. We're looking to get a fair discount on a property, but in our experience, many sellers aren't necessarily expecting a large "windfall" on the property. Rather, they appreciate that we can offer cash, close very quickly (no waiting for financing), and don't require any time or effort to fix up the property or pay agent fees.   • How do you come up with the offer price?

    Here's the long answer. Here's the short answer; we take many pieces of information into consideration when we're looking at a property. Of course, location is always going to be a big factor. Is it in a good school district? What's the crime rate like in the area? What are the surrounding houses like? We also have to look at what repairs are needed and how much those repairs are going to cost. And then, of course, there's the current condition of the property. Is it outdated? Are there any structural issues? And finally, we look at recent sales of comparable properties in the area. All of this information helps us to come up with a fair price for the property.

  • Are there other fees that I should know about?

    If you're thinking about selling your house, you might be wondering what the best option is. There are a lot of different ways to sell a house, but not all of them are created equal. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent).
